A boiler condensate pipe safely carries away the acidic water produced during the operation of a modern condensing boiler. This water, known as condensate, forms as the boiler extracts heat from flue gases to improve efficiency. Under normal conditions, the pipe works quietly and without issue, directing the liquid away to a drain or soakaway. However, if you notice unusual signs such as gurgling or bubbling noises from the pipe, water pooling near the boiler, or the boiler frequently locking out with fault codes, these can be clear indicators of a problem.
Ignoring these symptoms may lead to more serious issues, so it’s important to identify and address them promptly to keep your heating system running smoothly and safely.
What a boiler condensate pipe does
As a condensing boiler extracts extra heat from flue gases, water vapour turns into liquid. This condensate flows through a plastic pipe from the boiler to a suitable waste connection, such as a household drain, soil pipe or external gully.
The pipe usually runs from the bottom of the boiler towards a drain, with a gradual fall so water can flow away. Some sections may be outside, particularly where the boiler is fitted on an external wall, while other installations keep the pipework indoors for better protection.
Signs of a condensate pipe problem
A healthy condensate system may produce a steady drip or intermittent flow into the drain while the boiler is running. The exact amount depends on the boiler and heating demand, so occasional dripping outside is not automatically a fault.
Problems become more likely when water cannot drain freely or the pipework has been damaged. Look out for these warning signs:
Gurgling, bubbling or sucking sounds from the boiler or condensate pipe
Water dripping near the boiler, along the pipe route or from a pipe joint
Water collecting outside rather than flowing into the intended drain
A boiler fault code, lockout or repeated shutdown
A single lockout can sometimes be cleared by following the manufacturer’s instructions, but only reset the boiler once. If it locks out again, leave it switched off and arrange an inspection rather than repeatedly attempting to restart it.
Common causes of condensate faults
Poor fall or incorrect termination
A condensate pipe needs an appropriate gradient and a properly fitted termination point. If the pipe has a flat section, dips or an unsuitable connection, water can collect inside it and restrict drainage. A pipe that simply discharges onto a wall or paving may also create damp, staining and surface damage.
Blockages and damaged pipework
Debris, algae or sludge can build up in some drainage arrangements, particularly where the pipe terminates outside or connects to a waste system that is already restricted. Cracks, loose joints and splits can allow condensate to escape before it reaches the drain, leaving dripping water near the boiler or along the external wall.
Do not try to dismantle the boiler or force water through the condensate system. The fault may involve the boiler’s internal trap, drainage connection or other components that require proper diagnosis.
Checks you can make safely
With the boiler switched off and cool, carry out a visual inspection of any accessible condensate pipe. Look for obvious splits, crushed sections, loose joints, sagging pipework or water marks, and check whether the pipe appears to reach its intended drain.
Notice whether the pipe produces a steady flow while the boiler is operating, or whether water is only appearing from a joint or damaged section. You can also check the boiler display for a fault code and record it for the engineer, but do not remove the boiler casing.
Safety note: Never open the boiler casing, interfere with internal components or modify a gas appliance. Do not attempt work on gas, electrical or flue systems unless you are suitably qualified. A Gas Safe registered engineer should investigate repeated lockouts, leaks from the boiler, unusual noises or any concern about safe operation.
Preventing repeat condensate problems
Good installation makes a significant difference. Condensate pipework should have a suitable route, continuous fall and a secure termination into an appropriate drain. External runs should be kept as short as practical and protected with suitable insulation designed for condensate pipework.
Regular boiler servicing can also help identify poor drainage, damaged connections and developing faults before they lead to a shutdown. A service does not replace repairs, but it allows an engineer to inspect the appliance and associated pipework as part of a wider safety check.

Yes. Condensate is mildly acidic because it forms from water vapour in combustion gases. The quantity from a domestic boiler is normally managed safely through a suitable waste connection, but repeated discharge onto bricks, paving or soil should be corrected.

It may drip or run while the boiler is producing heat, but it should not continually leak from a joint or damaged section when the boiler is off. Water collecting around the boiler or flowing to an unintended location needs checking.
